{"id":1867,"date":"2025-12-26T16:34:26","date_gmt":"2025-12-26T16:34:26","guid":{"rendered":"https:\/\/www.carlosrousseau.me\/?p=1867"},"modified":"2025-12-26T16:38:52","modified_gmt":"2025-12-26T16:38:52","slug":"1867-2","status":"publish","type":"post","link":"https:\/\/www.carlosrousseau.me\/es\/1867-2\/","title":{"rendered":"Real Estate in 2026: 10 Predictions Most Developers Don\u2019t Want to Admit"},"content":{"rendered":"<p id=\"ember990\">I\u2019ve deployed over $1B across 100+ projects in LatAm.<\/p>\n\n\n\n<p id=\"ember991\">My PropTech background has given me the chance to review more than 200 companies.<\/p>\n\n\n\n<p id=\"ember992\">I work with founders and boards who are reshaping skylines from Mexico City to Miami.<\/p>\n\n\n\n<p id=\"ember993\">But I see the whole industry heading straight for trouble.<\/p>\n\n\n\n<p id=\"ember994\">In 2026, having the most money won\u2019t guarantee success.<\/p>\n\n\n\n<p id=\"ember995\">The winners will be those who learn and adapt the fastest.<\/p>\n\n\n\n<p id=\"ember996\">Here\u2019s a look at the uncomfortable future of our industry, ready or not:<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"ember997\"><span id=\"1-real-estate-is-no-longer-an-asset-class-its-an-operating-system\">1. Real Estate is no longer an asset class. It\u2019s an Operating System.<\/span><\/h3>\n\n\n\n<p id=\"ember998\">In 2026, the best-performing assets won\u2019t just be buildings. They\u2019ll be <strong>platforms with physical walls as well.<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Winners will <\/strong>track Tenant LTV (Lifetime Value) and CAC (Customer Acquisition Cost) the way SaaS companies do.<\/li>\n\n\n\n<li><strong>Losers will keep believing that &#8216;Location, Location, Location&#8217; makes up for a poor<\/strong> user experience.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"ember1000\"><span id=\"2-ai-is-either-your-unfair-advantage-or-your-exit-sign\">2. AI is either your &#8220;Unfair Advantage&#8221; or your &#8220;Exit Sign.&#8221;<\/span><\/h3>\n\n\n\n<p id=\"ember1001\">If you\u2019re still using only manual Excel sheets for your feasibility model, you\u2019re not &#8216;traditional&#8217;\u2014you\u2019re falling behind.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>By 2026, the standard will be<\/strong> AI-driven underwriting that can test a thousand scenarios in seconds.<\/li>\n\n\n\n<li><strong>This means your competitors will <\/strong>outbid you because they understand the risks better.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"ember1003\"><span id=\"3-architects-learn-to-speak-the-language-of-spreadsheets-or-risk-being-left-out\">3. Architects: Learn to speak the language of spreadsheets or risk being left out.<\/span><\/h3>\n\n\n\n<p id=\"ember1004\">Beautiful buildings that hurt IRR end up as costly displays of ego.<\/p>\n\n\n\n<p id=\"ember1005\">By 2026, boards will expect <strong>Net-to-Gross efficiency<\/strong> and <strong>Core Optimization<\/strong> metrics before approving any designs. Design isn\u2019t just art anymore; it\u2019s a strategy that needs the CFO\u2019s approval.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"ember1006\"><span id=\"4-mixed-use-is-a-business-model-not-a-zoning-category\">4. Mixed-Use is a Business Model, not a Zoning Category.<\/span><\/h3>\n\n\n\n<p id=\"ember1007\">The old idea of always putting retail on the ground floor doesn\u2019t work anymore.<\/p>\n\n\n\n<p id=\"ember1008\">Now, the winners use multiple revenue streams. Hospitality brands generate revenue from residential units, and office tenants support retail spaces. In this model, &#8216;uses&#8217; are flexible variables rather than fixed categories.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"ember1009\"><span id=\"5-capital-flows-to-tech-enabled-execution-not-trust-me-projections\">5. Capital flows to &#8220;Tech-Enabled Execution,&#8221; not &#8220;Trust Me&#8221; projections.<\/span><\/h3>\n\n\n\n<p id=\"ember1010\">The days of raising $50 million based on a rough sketch and a gut feeling are gone.<\/p>\n\n\n\n<p id=\"ember1011\">There\u2019s still capital out there, but trust is hard to find. LPs want downside protection and operators who use data\u2014not just gut instinct\u2014to protect their margins.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"ember1012\"><span id=\"6-the-proptech-great-purge\">6. The PropTech &#8220;Great Purge.&#8221;<\/span><\/h3>\n\n\n\n<p id=\"ember1013\">The market doesn\u2019t need dozens of property management apps. It requires one integrated system.<\/p>\n\n\n\n<p id=\"ember1014\">By 2026, fragmented point solutions will disappear. Companies will go from having 15 vendor contracts to just three key partnerships. If your technology doesn\u2019t work with the rest, it won\u2019t survive.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"ember1015\"><span id=\"7-latam-will-leapfrog-the-us-and-europe\">7. LatAm will &#8220;Leapfrog&#8221; the US and Europe.<\/span><\/h3>\n\n\n\n<p id=\"ember1016\">Here\u2019s a bold prediction: The most innovative models won\u2019t come from Miami or Austin. They\u2019ll come from <strong>Mexico City, S\u00e3o Paulo, and Bogot\u00e1.<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Why?<\/strong> These cities have less old infrastructure, bigger challenges, and a younger population that sees &#8216;digital-first&#8217; as a must-have, not a luxury.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"ember1018\"><span id=\"8-operational-excellence-development-margins\">8. Operational Excellence &gt; Development Margins.<\/span><\/h3>\n\n\n\n<p id=\"ember1019\">The old way to win was to build, sell, and exit.<\/p>\n\n\n\n<p id=\"ember1020\">In 2026, the winning approach will be to build, operate, optimize, and keep growing.<\/p>\n\n\n\n<p id=\"ember1021\">Improving operational efficiency by 20% can increase a building\u2019s value by a factor of 5. Buildings that run like software will outperform those that don\u2019t change.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"ember1022\"><span id=\"9-esg-show-me-the-pl-not-the-brochure\">9. ESG: Show me the P&amp;L, not the brochure.<\/span><\/h3>\n\n\n\n<p id=\"ember1023\">No one is interested in your carbon offset press release.<\/p>\n\n\n\n<p id=\"ember1024\">Tenants and LPs want to see:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>20-40% reduction in energy OpEx.<\/li>\n\n\n\n<li>Climate resilience that protects long-term asset value.<\/li>\n\n\n\n<li><strong>If your sustainability efforts don\u2019t improve NOI, they aren\u2019t a real strategy\u2014they\u2019re just PR.<\/strong><\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"ember1026\"><span id=\"10-the-rise-of-the-niche-institutional-asset\">10. The Rise of the &#8220;Niche&#8221; Institutional Asset.<\/span><\/h3>\n\n\n\n<p id=\"ember1027\">Developers who try to do everything are becoming rare.<\/p>\n\n\n\n<p id=\"ember1028\">By 2026, the best returns won\u2019t come from generic residential projects. They\u2019ll come from highly specialized assets like student housing, senior living, data centers, and last-mile logistics.
